After several years of a fast-paced market, September’s numbers tell a refreshing story—the Omaha Metro housing market is finding its balance again.
More existing homes are on the market (+33.5% year-over-year), and more sold (+12.2%), yet the median closed price held steady at $305,000—exactly the same as last September. That combination—more choices and steady prices—shows that the market is adjusting toward something we haven’t seen in a while: normalcy.
Signs of a Healthier Market
The median time on market ticked up slightly compared to last fall, and it’s likely to continue rising as we head deeper into the season. That’s completely normal for this time of year—activity naturally cools a bit as buyers and sellers shift focus toward the holidays.
Still, homes are moving at a healthy pace. Most are finding buyers in under two weeks, and listings that stand out for price and presentation continue to attract strong attention. Diving further into MLS data shows that 1 in 7 homes listed in September went pending by the end of the month, and homes currently pending that were listed in September spent a median of just 11 days on the market.
For context, 102 homes took 21+ days to go pending—a good reminder that not every home is going to fly off the shelf. Pricing strategy and presentation still make a big difference.

For buyers, a balanced market means more breathing room—thank goodness! You can take a bit more time to explore your options, ask questions, and feel confident about your decision—something that wasn’t always possible during the ultra-competitive “COVID years.”
But don’t get too relaxed just yet. Well-priced homes in great condition are still drawing attention, which means you may still face competition from other buyers out there. However, things are different overall: fewer bidding wars, more realistic pricing, and a pace that lets you plan strategically.
